Epoxy & Performance Coatings Toronto & GTA
Epoxy, polyaspartic, decorative flake, quartz, and urethane systems — selected according to the substrate, the operating environment, and how the floor will actually be used. Warehouses, manufacturing, garages, mechanical rooms, retail, condo lobbies, and premium residential.
Epoxy flooring covers a wide spectrum of systems — from a $3/sq ft economy garage coating to a $25/sq ft industrial chemical-resistant flooring system rated for forklift traffic and acid spills. The right system depends on what the floor will actually see: chemicals, weight, temperature swings, hot tires, FDA cleanliness requirements, slip resistance, or aesthetics.
Concrete Repair Plus installs epoxy, polyaspartic, urethane, and methyl methacrylate (MMA) flooring systems across Toronto and the GTA for warehouse and manufacturing operators, condo corporations and property managers, retail and restaurant build-outs, residential garages, and developers. Every system is matched to the actual operating environment and properly prepared with diamond grinding or shotblasting — the single biggest determinant of how long any coating system lasts.
If you've had an epoxy floor fail before — peeling, hot-tire pickup, blistering, delaminating from the substrate — it was almost certainly a substrate-prep issue, not a product issue. The pages below walk through how we prep, install, and back every coating system we put down.
Where Epoxy Flooring Is the Right Call
Epoxy systems shine when the floor has to handle chemicals, abrasion, hot tires, or strict cleanliness requirements. Common GTA applications:
Warehouse & Distribution Floors
Chemical-resistant, abrasion-resistant systems that handle forklift traffic, pallet impact, and constant logistics use without breaking down.
Manufacturing & Light Industrial
USDA/FDA-compliant systems for food and pharma plants, with anti-slip aggregate and seamless integral coving for hygiene.
Residential Garage Floors
Polyaspartic-finished epoxy systems with broadcast vinyl flake — a real-life-rated finish that handles hot tires, salt brine, and oil.
Retail & Showroom Floors
High-build epoxy systems with metallic, marble, or quartz finishes when the floor is part of the brand experience.
Condo Building Common Areas
Mechanical rooms, parking garage interiors, garbage rooms, recycling areas — durable, easy-clean systems for high-use back-of-house spaces.
Commercial Kitchens
Slip-resistant, thermal-shock-resistant urethane mortar systems rated for hot oil, steam, and constant wash-down.

How We Get It Right The First Time
- 01
System Selection
We assess substrate, traffic, chemical exposure, temperature, downtime tolerance, and aesthetic, then specify the right system — economy single-coat, mid-build broadcast, high-build coving, or urethane mortar — for the actual operating environment.
- 02
Mechanical Surface Preparation
Diamond grinding or shotblasting to ICRI CSP 3–4 profile is the foundation of every long-lasting coating. We never acid-etch, never apply over a pressure-washed slab, never skip prep.
- 03
Substrate Repair
Cracks are routed and injected. Spalls and pits are patched with polymer-modified mortar. Joints are filled with semi-rigid polyurea. The slab is delivered to coating-ready condition before any product opens.
- 04
Primer Application
A 100%-solids epoxy or moisture-tolerant primer penetrates the substrate, locks down dust, and creates a chemical bond between slab and coating. Skipping primer is the most common cause of coating failure.
- 05
Build Coats & Broadcast
Build coats — pigmented or with broadcast quartz/vinyl flake/coloured chip — are applied to design thickness. Slip aggregate is added in shoe-and-cart traffic areas.
- 06
Top Coat
Polyaspartic, urethane, or chemical-resistant epoxy top coat seals the system, provides UV stability, and adds final abrasion resistance. The top coat is the only layer that wears — and the only layer that needs eventual recoat.
- 07
Cure, Walk-Through, Warranty
Cure schedules are managed (foot traffic 12–24 hrs, full traffic 48–72 hrs depending on system). Final walk-through, photo documentation, and written warranty issued on completion.
Materials & Methods
- 100% solids epoxy primer and base coats
- Polyaspartic top coats (UV-stable, fast-cure, single-day install)
- Aliphatic urethane top coats (chemical and abrasion resistant)
- Urethane mortar systems (thermal shock, kitchens, freezers)
- Methyl methacrylate (MMA) for shutdown-restricted projects
- Decorative vinyl flake, quartz aggregate, metallic pigments
- Anti-slip aggregate (silica, aluminum oxide, or polymer)
- Polyurea joint filler (semi-rigid)
How Long It Lasts
Expected Service Life
10 – 25 Years
Coating system longevity is driven by spec-to-application match and surface preparation. A correctly specified, properly prepared, properly installed epoxy/urethane system in a typical commercial environment delivers 10–25 years of service with periodic top-coat recoats every 5–10 years.
- Economy single-coat: 5–8 years
- Mid-build broadcast w/ polyaspartic top: 10–15 years
- High-build broadcast w/ urethane top: 15–25 years
- Urethane mortar systems: 20+ years
