The 1/4-inch saw-cut joints poured into every industrial slab open up under thermal cycling and forklift load, the joint edges chip, the joint filler tears out, and within a few years the joint shoulders are crumbling away — leaving forklifts to bounce across damaged concrete. Signs Your Warehouse Floor Needs Restoration

Warehouse floor problems usually start small and compound under cyclic forklift load. Catching them at joint and crack stage is dramatically cheaper than full top-coat replacement.

Crumbling Joint Shoulders

The 1–2 inches on either side of a saw-cut joint chipping away from forklift wheels. Rebuild the joint shoulders before the damage spreads further into the slab.

Failed or Missing Joint Filler

Original joint filler that has torn out, dried out, or been pushed out by load cycling. Replace with semi-rigid polyurea sized for forklift wheel loads.

Forklift Impact & Pothole Damage

Localized slab damage from dropped pallets, hard-wheel forklift impact, or water-damaged concrete in dock zones. Polymer-modified mortar and aggregate-broadcast top coats restore.

Cracking Across Slab Joints

Cracks running through the slab away from joints usually point to a sub-base or curl issue. Diagnostic on cause matters before patching.

Worn or Peeling Top Coats

Urethane or epoxy top coats that have abraded through or peeled in high-traffic zones. Address before the substrate starts taking direct abrasion damage.

Damaged Loading Dock & Ramps

Edge spalling at dock plates, cracked ramp concrete, and frost-damaged exterior approaches. We repair the entire dock approach as a single scope.

How We Get It Right The First Time

    Site Walk & Joint Survey

    We walk the floor with your operations and facilities lead, identifying joints, crack patterns, dock damage, and high-traffic zones. The output is an itemized written scope with linear feet of joint, count of impact patches, top-coat areas, and scheduling windows.

  2. 02

    Phased Scheduling

    Zones are staged so the floor stays operational. Night shifts, weekend windows, holiday shutdowns, or one-aisle-at-a-time scheduling — whichever matches your shift pattern.

  3. 03

    Joint Re-Cut & Cleaning

    Existing joints are saw-cut clean to remove damaged concrete and old filler. Joints are vacuumed and primed.

  4. 04

    Joint Filling with Polyurea

    Semi-rigid polyurea joint filler is installed slightly proud, then shaved flush. Hardness rated for forklift wheel load. This is the joint repair that holds.

  5. 05

    Impact Patches & Slab Repair

    Damaged areas are mechanically prepared, repaired with polymer-modified or rapid-cure mortar, and ground flush. Aggregate broadcast top coat applied where abrasion resistance is needed.

  6. 06

    Top Coat or Coating System (When Specified)

    Polyurethane, epoxy, or urethane mortar top coats applied to specified areas — primary aisles, dock zones, washdown bays. UV-stable polyaspartic where applicable.

  7. 07

    Return to Operations & Warranty

    Forklift traffic returns per the cure schedule of each system installed. Final walk-through, photo documentation, and written warranty issued — formatted for facility records.
