The repair-vs-replace question costs Toronto homeowners thousands of dollars every year — sometimes by replacing what could have been repaired for 40% of the cost, sometimes by repairing what's already past the point of being saved. Here's the diagnostic framework we use during on-site assessments across Scarborough, East York and North York.
The 5 Diagnostic Questions
1. How deep is the damage?
Surface paste loss, scaling, and pitting — even when it looks bad — is almost always repairable with resurfacing. Damage that's penetrated more than 1 inch into the slab, or exposed the aggregate or rebar underneath, starts pushing toward replacement.
2. Are the cracks structural or surface?
Hairline cracks and cracks under 3mm are surface issues and respond to crack injection. Cracks with vertical displacement between sides, cracks wider than 6mm, or networks of interconnected wide cracks indicate structural failure — usually a replacement scope.
3. Is the subbase intact?
This is the question that decides 80% of repair-vs-replace cases. Tap the slab with a hammer or thick wooden dowel. A solid "thunk" means the slab is sitting on intact base material — repairable. A hollow sound means there's a void underneath and the subbase has washed out or settled — usually a replacement or major lift-and-stabilize scope.
4. How old is the concrete?
Concrete has a service life of roughly 30–50 years in Toronto's climate. A 25-year-old driveway with surface damage almost always responds to repair. A 60-year-old driveway with the same surface damage often has reached end-of-life and the smart money is on replacement.
5. What's the area of damage?
Damage covering less than 30% of the driveway area is usually a repair scope. Damage on more than 60% is usually a replacement scope. The grey zone in the middle (30–60%) requires the on-site judgement of an experienced concrete contractor — and an honest conversation about cost vs. longevity.

When Replacement Is Actually the Right Call
- Slab has heaved 2+ inches at multiple points (structural movement, not just settlement)
- Visible exposed rebar across the surface (corrosion has destroyed the structural matrix)
- Hollow sound across most of the slab (subbase has failed)
- Concrete is 50+ years old AND showing damage across most of the surface
- Patched repeatedly over the last 10 years and the patches keep failing
