Parking Garage Restoration
Slab and deck restoration, traffic-bearing membrane systems, structural column and beam repair, joint sealing, and crack injection — for condo corporations, property managers, and commercial landlords across the GTA.
Parking garage concrete is the most demanding slab on a commercial property. It receives concentrated road-salt brine off vehicles all winter, sees cyclic vehicle load, freezes and thaws between unheated decks and adjacent heated spaces, and almost always carries the structural load of the building above. When a parking garage is allowed to deteriorate, the cost goes from manageable to catastrophic quickly — exposed rebar, delaminating slabs, leaking decks, and structural column compromise.
Concrete Repair Plus performs full parking garage restoration across the Greater Toronto Area for condo corporations, property managers, commercial landlords, and developers. Our work covers slab and deck repair (partial-depth, full-depth, and topping replacement), traffic-bearing membrane installation, structural column and beam repair, expansion joint replacement, leak sealing, and ongoing maintenance programs. We coordinate with structural engineers and building consultants where the scope requires sealed drawings or third-party reports.
Every project is scheduled around your operations. Night shifts, weekend pours, and phased lane closures keep your residents and tenants moving while restoration happens around them. The goal is always twofold: restore structural and functional integrity, and minimize disruption to the people who use the garage every day.
Signs Your Parking Garage Needs Restoration
Garage deterioration signals are predictable. Catch them on the early end of the curve and the scope stays manageable; ignore them and the costs compound.
Spalling Around Drains & Tire Tracks
Concentrated salt brine in these areas attacks the slab first. Spalling here is the early-warning indicator before broader deck failure.
Exposed or Rusting Rebar
Once rebar is exposed, the corrosion accelerates dramatically. The repair window closes quickly and partial-depth repair becomes full-depth.
Stalactites or Efflorescence Below Decks
Mineral deposits hanging from the underside of an upper deck mean water is migrating through the slab — the membrane is compromised.
Cracked or Failing Joints
Expansion joints and saw-cut control joints that have failed are the primary water-entry path on most garages. Replacing the joint is far cheaper than chasing the leaks below.
Column Spalling & Cracking
Spalling on columns is structural — corroding rebar inside a column compromises load capacity and is an immediate engineering review item.
Leaks Showing Up in the Suite Below
Water in a residential suite below a parking deck means waterproofing has failed. Restoration scope at this point is non-negotiable.

How We Get It Right The First Time
- 01
Engineering & Condition Survey
We coordinate or follow a structural engineer's condition survey to identify partial-depth, full-depth, structural, and membrane scopes. Reserve-fund-ready reports with photos, marked-up drawings, and quantities.
- 02
Concrete Removal
Hydrodemolition or mechanical removal of unsound concrete down to sound substrate. Rebar is exposed, cleaned, and assessed — additional sections removed as the actual condition is uncovered.
- 03
Rebar Treatment & Replacement
Corroded rebar is cleaned and either treated or cut out and replaced. Galvanic anodes are added in chloride-contaminated areas to extend service life.
- 04
Form, Pour, & Cure
Forms are set, bonding agent applied, and partial-depth or full-depth concrete placed using mixes specified for cyclic load and freeze-thaw.
- 05
Joint Replacement & Crack Injection
Failed expansion joints are removed and new sealant systems installed. Cracks are routed and injected with epoxy or polyurethane.
- 06
Traffic-Bearing Membrane System
Two-coat or three-coat traffic-bearing waterproofing membrane installed across decks. UV-stable top coat with anti-slip aggregate. Striping and signage restored.
- 07
Documentation & Maintenance Program
Photo documentation, scope sign-off, written warranty, and (optional) ongoing annual inspection program to catch deterioration on the early end of the curve.
Materials & Methods
- Cementitious partial-depth and full-depth repair concrete
- Galvanic anode systems (chloride extraction protection)
- Two-coat and three-coat traffic-bearing waterproof membranes
- Polyurethane and silicone expansion joint systems
- Epoxy and hydrophilic polyurethane crack injection
- Polyurea semi-rigid joint filler
- Cathodic protection systems (for chronic chloride exposure)
- Anti-slip aggregate top coats for ramps and decks
How Long It Lasts
Expected Service Life
15 – 30 Years
Properly executed parking garage restoration delivers 15–30 years of additional service. Service life depends on chloride contamination at time of repair, membrane system selected, and ongoing maintenance program. Annual inspection plus targeted touch-up dramatically extends membrane and slab life.
- Membrane systems: 10–20 years before recoat
- Partial-depth repairs: 15–25 years with annual maintenance
- Full-depth restoration with galvanic anodes: 25–30+ years
- Written warranty on every commercial scope
