Why do most concrete patch repairs fail in 2–3 years?

Most patch repairs fail early because the surface underneath was never properly prepared. Contractors patch over dirty, loose, or unbonded concrete, skip reinforcement, and skip sealing — so water gets back in and the repair fails after one or two freeze-thaw winters. Our five-step Plus Standard uses mechanical grinding, primer, steel mesh or fiber reinforcement, penetrating sealer, and a written warranty on every repair.

Can you repair concrete in cold weather in Toronto?

Yes, for most repairs we can work through Toronto winters as long as ambient temperatures are above -5°C and the substrate is properly heated. We use cold-weather-rated polymer-modified materials, heated enclosures where needed, and rapid-cure primers to keep bond strength on spec. Emergency repairs run year-round; scheduled resurfacing and polishing typically pause during the coldest 6–8 weeks.

How long does a repair take, and is there a warranty?

Most residential repairs complete in 1–3 working days. Full porch rebuilds run 3–5 days. Driveway resurfacing runs 2–4 days. Full cure and return-to-service takes an additional 24–72 hours. Every job carries a written workmanship warranty and a documented before-and-after photo record — delivered digitally on completion.

Should I repair my driveway or replace it?

Repair is almost always cheaper and we recommend it first — resurfacing, crack injection and sectional rebuilds restore most residential driveways for a fraction of full replacement cost. Replacement is the right answer when the slab itself has failed beyond honest repair: extensive base settlement, structural cracking through the full depth, or an already-patched slab that has run out of substrate to bond to. Yes — off-hours is our default schedule for occupied commercial and residential buildings. We phase parking garage restoration so at least 70 percent of stalls stay operational throughout the work, run warehouse and retail scopes on weekend shifts to protect operating hours, and coordinate every phase with the property manager so tenants and residents aren't disrupted.

What documentation do you provide for boards and reserve funds?

Every commercial project includes a full documentation package: certificates of insurance and WSIB clearance letters delivered before mobilization, itemized scope of work, photographic documentation of every stage, materials data sheets, and an audit-ready completion report formatted for reserve-fund studies and annual audit reporting. Engineer sign-off letters are provided where the scope requires them.

What does polished concrete or epoxy cost for a commercial space?

Toronto polished concrete typically runs $4–$12 per square foot depending on gloss level, aggregate exposure, and slab prep condition. Commercial epoxy floor systems vary by system — self-levelling, urethane cement, and decorative flake systems each carry different price ranges. What moves the number is the substrate condition (grinding and repair before coating), total square footage, and the level of finish required. Every quote is written and itemized.

Do you pour new concrete — pads, slabs and loading docks?

Yes. Demolition of the existing slab, excavation, engineered sub-base with compacted lifts, forming, reinforcement (mesh or rebar as the spec calls for), specified-MPa pour, finish and cure. Scope runs from small pads through large structural slabs — including a recent equipment pad engineered for 100,000+ lb of stationary industrial load. Every pour follows our seven-step written installation standard.
